Founded on June 7, 2024, by Seth Garibay and Jessica Soto, YGC is an up-and-coming real estate investment firm based in San Antonio, with a vision for expansion. We are committed to building strong relationships, providing expert guidance, and creating profitable opportunities for buyers, sellers, and investors.

 How We Work

  • All sales must be completed with cash or hard money loans. We do not accept traditional financing, and there are no loan contingencies. This allows for a quicker, more secure transaction.

  • A $3,000 non-refundable deposit (cashier’s check or wire) is required to secure a property. If purchasing sight unseen, the deposit increases to $5,000. This ensures buyers are serious and ready to move forward.

  • Properties are sold to the first buyer who submits a deposit and signs the Assignment of Contract. Until both are received, the property remains available.

  • There is no option period or inspection contingency. Buyers must perform all due diligence, including property research and inspections, before submitting their deposit and signing the contract.

  • The buyer is responsible for all closing-related expenses, including escrow fees, title company fees, and YGC’s administrative fees.

  • YGC and its affiliates act as wholesalers, not agents. We do not represent either party in a fiduciary capacity and encourage buyers to seek professional advice if needed.

  • Any property estimates, numbers, or details provided by YGC are based on assumptions and must be verified by the buyer. YGC is not liable for inaccuracies.

  • Buyers and investors agree not to contact the seller, listing broker, or other transaction partners at any time. All communication must go through YGC.

  • Entering a property without consent is considered trespassing. Buyers must schedule visits and obtain approval before accessing any property.

  • Realtors working with buyers must add their commission on top of the listed property price, as YGC does not pay outside commissions.

  • Real estate investments involve risk, and buyers must understand that financial loss is possible. We encourage buyers to conduct thorough research before making a purchase.
